Is there any way I can repair my credit?

I have had a repossessed mobile home back in 1996; 2 cars repossessed, 1 in 2001 and the other one in 2006. Now I want to buy an acre. It’s land with a small house build on it. I am going to put it under my daughter’s name and she is only 18 yrs old. Do yo think the bank would help me with a loan to buy this land? Thanks for your advice in advance. Do I need to have clean credit. I also have student loans that are in forbearance; That just means that I don’t pay till I graduate. But I have a sucky credit history.
I am here to ask for positive advice not for critical ones. If you can’t please you don’t help be writing shit. Keep it to yourself. If I went through bad things in the past, I have very good reasons I rather not post. So, please if you can’t help, don’t help at all.

First I’d like to disagree with one of your responders by saying, no problem is too big to overcome, there have been many people with worser situations than your own who have rebounded to have great credit and own homes.

With that being said, you deserve my honesty in telling you what you’re trying to do will be hard but still possible. First let’s tackle the real estate part of the question. Forget about trying to obtain a conventional loan right now, you’ll just be embarrassed. Instead focus on obtaining a home using the following methods:

1. Owner financing – this owner of the home becomes the bank. this is very rare but it doesn’t hurt to inquire. you technically buy the home with the owner accepting payments with the home as collateral. if you don’t pay, she can foreclose just like a bank.

2. Lease Option – You lease the home with the option but not the obligation to buy. this gives you an opportunity to prove yourself and if you follow through you should have good enough credit to buy.

3. Hard Money Loan – It generally requires a 30+% downpayment, double-digit interest rate, and a short amortization period (generally 2 years or less) the goal here is to improve your credit and refinance into something conventional by the end of the loan.

With that being said, fundamentally fixing your credit will require hard work. Focus on the following 5 factors in the stated order to begin the road to recovery.

1. Payment History 35%
2. Amount Owed or Debt 30%
3. Length of Credit History 15%
4. New Credit 10%
5. Types of Credit Used 10%

Question on how long it takes to repair credit?

I’ve had good credit until things fell apart this summer. Between May 2010 and September 2010 I missed some payments and dinged my credit score. I have some additional income now. I’m caught up on my bills, and for the foreseeable future, should be able to keep up on scheduled payments from now on.

My question is: how long does it take to bring a credit score from 620 to 700?

There are several ways. Some take longer than others. By paying your bills on time it will slowly help your score. Also, if you have high balances on your debts and you bring those balances below 20% of the limit that will help. It depends on how much you can afford to pay.

The fastest way to jump your score (30 days or so) is to ask a friend or a family member to add you to one or two credit cards as an authorized user. Just make sure the card they are adding you to has a nice low balance and that it has been opened for at least 3-5 years. The older the better. What this will do is cause the account to appear on your credit file like you had the card all those years. It’s by far the quickest way to boost your credit score. I would try to get added to two cards to go from a 620 to a 700.

I was referred by Wells Fargo Bank to a credit repair specialist to fix negative items on my credit report?

I am wondering if anyone has done this and has it worked? Do the items truely stay off your report? He is wanting his fee upfront and I’ve read that you shouldn’t have to pay until services are completed. Is this true as well? I’m confused because Wells Fargo referred me and I want to think it is reputable otherwise why would they ask me if I wanted these services? Any advice would be extremely helpful! Thank You!

Forget it. You will be out even more money. Use the funds to pay your debts. They promise nothing, do little and yes the problem MAY disappear a cyle and end up righ back on the reports.

Get a copy of your credit report (AnnualCreditReport.com) and start work on cleaning up the negatives. Start with the newest derogatory item and work back to the oldest. The older the item, the less impact. If something is close to the 7 year mark, you may want to just let it age off.

If you have single entry items like cell phone, medical, and utility bills, you should negotiate a pay for delete settlement. This will help your score. It doesn’t work as well for regularly reported items like credit cards. Collection agencies can only remove what they report. The original creditor’s charge off remains.

If the debt is over 3 years old, offer 25%; 2 or 3 years old, offer 50%; less than 2, offer 75%. Lump sum gets the best deals. Payment plans have to be short term. Get any settlement agreement in writing and keep it, along with your payment proof, forever. Do not give collectors direct access to your bank account.

Remember that paying old debt won’t raise your score unless you get the item deleted. In fact, paying old debt will initially lower your score. When you pay, it becomes a current transaction and counts more in the calculation of your score. However, creditors look at your whole report and paid old debt always looks better.

You will still need at least 24 months of consistent, on time payment history to see your score improve.

I know that I can dispute and correct items myself. But I’m wondering if I would get better results if I paid someone to do it.Has anyone had good results?

Anything they can do you can do yourself. They charge alot of money are not very successsful, and often when they do manage to get something off down the road if it is later proven that it actually does belong there it goes right back on. The FTC has a warning about these kind of companies.

Does it make sense to pay $1200 to a credit repair agency for a credit score of 446?

I want to buy my home but my credit score is 446 so I have been referred to a credit repair agency for help. But because I have so many outstanding debts, some very old & some new, the estimated price for their service is $1200. Yes, I have tried this process on my own but it takes too long, Should I just go ahead & pay for their service so I can buy my home?

Instead of paying the credit repair company, go to the bank and get twelve $100 bills. Then flush those bills down the toilet. You will at least get to watch the bills swirl down the drain, which is a lot more than the credit repair company will do.

With a 446 score, there is absolutely no way you will be able to fix your credit in less than 3 or 4 years. Not only will you have to negotiate settlement of all the outstanding debts, but you will have to establish current good payment history.

Put your hopes of buying a home on the back burner. You need to first learn some better financial management skills.
